Minnetonka is walkout country. The classic housing stock here, ramblers and two-stories stepping down wooded hills toward Minnehaha Creek and the marshes, means thousands of homes with a deck up top and a covered, underused patio below. We enclose both: retractable glass on the deck, or a frameless glass room in the dry space underneath that has only ever stored bikes.

The other Minnetonka signature is shade. Mature oaks and maples keep these lots cool but they also keep screened porches damp and mosquito-friendly deep into fall. Glass changes the math: the canopy becomes something you watch from a dry, wind-free room from March through the deer-hunting opener.
